What is included in full architectural plans?

Full architectural plans include complete floor plans, roof plans, furniture layout, exterior elevations on all four sides, cross sections, construction details, electrical plans, plumbing plans, framing plans, door and window schedules, and material specifications. This package typically contains 10-15 architectural pages and is suitable for HOA review and permitting.

Our Full Architectural package provides a comprehensive set of construction drawings suitable for advanced budgeting, HOA architectural review, and permitting in most jurisdictions. This package includes complete, fully-dimensioned floor plans, roof plans, furniture layout, exterior elevations on all four sides, cross sections and construction details, electrical plans, plumbing plans, framing plans, door and window schedules, and detailed material and building-code specifications.

This package also includes an unsealed concrete foundation plan prepared specifically for engineer review. Pier-and-beam foundation design is not included but can be added for an additional fee.

Interior elevations may also be added as an optional upgrade. While the Full Architectural package does not include an engineering seal or a site plan, it provides the detailed architectural documentation needed for most planning, design-review, and construction purposes. Color renderings can also be provided to help visualize the finished home and its exterior appearance with landscaping.

Typically 10 to 15 architectural pages long.

The Full Architectural Set of Plans WILL include the following elements:

1. Cover Page with Index of Drawings & Scope of Work

The cover page includes:

  • Complete Index: All drawings included in the set with descriptions
  • Scope of Work: Comprehensive description of the project
  • Symbol Legend: All abbreviations, symbols, and notations explained
  • General Notes: Notes applicable to the entire project

2. Professional Graphic Representation Standards

All architectural drawings from Riverside Home Designs meet professional industry standards for clarity and accuracy:

  • Plan Legend: Complete legend with descriptions of all symbols and abbreviations
  • Area Tabulation: Square footage calculations for all parts of construction
  • Accurate Scale: All plans drawn to established, identifiable scales
  • Full Dimensions: Complete dimensioning for construction accuracy
  • Professional Annotations: Clear notes and callouts as required
  • Proper Line Weights: Industry-standard line types for legible, clean copies
  • Title Blocks: Scale indications, north arrows, and legends included
  • Logical Assembly: Drawings organized per industry standards

3. Detailed Floor Plans (Fully Dimensioned)

Our floor plans provide complete information for layout and framing construction:

  • Full Dimensions: Complete measurements for layout and framing
  • Room Labels: All rooms, cabinets, and appliances identified
  • Ceiling Heights: Heights and flooring materials specified
  • Attached Structures: Garages, carports, porches, decks, arbors, and balconies
  • Door & Window Schedule: Location, size, and type of all openings
  • Fireplace Location: Type specified (masonry or zero-clearance)
  • Plumbing Fixtures: All fixture locations shown
  • Major Appliances: Kitchen and laundry appliance placement
  • Built-in Furnishings: Cabinets, countertops, and custom features
  • Stair Details: All stairs, hidden ladders, and access points to other levels

4. Second Floor & Bonus Room (Fully Dimensioned)

When applicable, second floor and bonus room plans are provided with the same level of detail and dimensioning as the main floor:

  • Full Dimensions: Complete measurements for layout and framing
  • Room Labels: All rooms, cabinets, and appliances identified
  • Ceiling Heights: Heights and flooring materials specified
  • Door & Window Schedule: Location, size, and type of all openings
  • Fireplace Location: Type specified (masonry or zero-clearance)
  • Plumbing Fixtures: All fixture locations shown
  • Built-in Furnishings: Cabinets, countertops, and custom features
  • Stair Details: All stairs and access points to other levels

5. Roof Layout Plans

Comprehensive roof plans ensure accurate construction of your roof system:

  • Shadow Overlay: Main floor plans overlaid for reference
  • Full Dimensions: Walls and overhangs fully dimensioned
  • Roof Features: Crickets, saddles, ridges, valleys, and hips detailed
  • Pitch Information: All roof pitches and bastard valleys shown

13. Foundation Plan (Unsealed)

The foundation plan is prepared for engineer review and includes:

  • Concrete Foundation Layout: Fully dimensioned as required for construction
  • Footing Locations: Footing types and dimensions shown
  • Beam and Pier Locations: As applicable to foundation type
  • Anchor Bolt Locations: Hold-down and anchor bolt placement
  • Plumbing Penetrations: Locations for plumbing through foundation

Note: This is an unsealed concrete foundation plan prepared for engineer review. Pier-and-beam foundation design is not included but can be added for an additional fee.

14. HVAC Space & Access

Riverside Home Designs reserves space and identifies access requirements for HVAC equipment and ductwork routing. Specific HVAC system design and engineering is the responsibility of your HVAC contractor.

15. Interior Elevations (Optional - Additional Fee)

Interior elevations showing kitchen cabinets, bathroom vanities, fireplaces, and built-in units are not included in the standard Full Architectural plan set but are available as an optional upgrade for an additional fee.

We recommend contacting local cabinet and fireplace distributors who typically provide these drawings at no cost during their bidding process, saving you money on your project.

What's NOT Included in the Full Architectural Package

The Full Architectural package does NOT include the following items:

  • Structural plans and load path calculations
  • Engineering seal on foundation or structural elements
  • Site plans howing driveways and walkways
  • Pier-and-beam foundation design (can be added for additional fee)
  • HVAC system design or engineering
  • Accessibility compliance documentation

Other Helpful Building Items

Mirror-Reversed Plans

(Available on all plans) These are used when building the project in reverse of the illustrated or designed floor plan. Reversed plans are available for a small additional one-time surcharge. It is imperative that you purchase reversed plans in order to avoid confusion on the job site during construction.

Engineering Seals

The concern over energy costs, building design, and structural integrity of certain components occasionally prompt the need for an engineer to review and "seal" a plan prior to construction. Our designs meet Energy Star standards, which means superior energy efficiency, lower utility bills, and reduced environmental impact. There is an additional fee for this service. The fees depend on the complexity of the services required, as well as the amount of work involved. Riverside Home Designs will oversee the engineering and all other requirements for the plans and will submit to the owners a complete set of plans with the engineering seals as required.

Riverside Home Designs License Agreement

The plans and designs created by Riverside Home Designs are the intellectual property of the designer and are protected by international copyright. As such, the plans and other details are provided for personal use for the construction of one (1) project only.

Use of the plans and other details for commercial purposes, for sale, distribution, transfer to any other party other than the original purchaser, or reproduction in any way is expressly prohibited without Riverside Home Designs' written approval. No other commercial use or reproduction will be allowed without additional licensing and fees.

When you purchase plans from Riverside Home Designs, you will be provided with a permission to use the plans. This license is issued solely to you, and you agree to the terms and conditions as stated on the plans. The license is not transferable to anyone under any circumstances.

All designs and related details produced on the plans are copyrighted and become trademarks of Riverside Home Designs.

You may not reproduce the plans yourself; all copies must be provided by Riverside Home Designs.
